I think that the developers and the lenders who funded the construction loan (see this article for more information on their new relationship: Banks Take Over Two More Condominium Complexes) are trying to “chum the waters” with really low prices and encourage a bidding situation amongst buyers for their remaining condos. In that sense, this might be similar to an auction. The one odd thing is that the listing agents pulled all of the developer’s listings off of the RMLS, but are continuing to work with Realtors (like myself) and their clients.
Regardless of how they’re framing their new strategy, the prices are low and you’re probably best off having an experienced Realtor on your side…preferably someone who will represent your interests exclusively.
